Summer is peak season for lettings in Brighton and 2025 is already proving competitive. With shifting regulations, increased tenant expectations and subtle changes in rental trends, landlords need to stay sharp. Here’s what you should be doing now.

1. Review your rent: While national rent growth has slowed, Brighton & Hove still shows annual increases of around 5–6%, especially for one-bed flats and smaller homes. If you haven’t reviewed your rent in the past 12 months, you may be undercharging, especially as tenant demand remains strong.
