Landlords: are you ready for summer 2025?

29 Jun, 2025

Summer is peak season for lettings in Brighton and 2025 is already proving competitive. With shifting regulations, increased tenant expectations and subtle changes in rental trends, landlords need to stay sharp. Here’s what you should be doing now.

1. Review your rent: While national rent growth has slowed, Brighton & Hove still shows annual increases of around 5–6%, especially for one-bed flats and smaller homes. If you haven’t reviewed your rent in the past 12 months, you may be undercharging, especially as tenant demand remains strong.

Tip: Refresh your photos, fix small issues and request a local rent review. At Khalil Properties, we help landlords price smart and stay ahead of the market.

2. Don’t skip sanctions checks: Compliance isn’t just about gas certs and EPCs, landlords are now expected to ensure their tenants aren’t on the UK or international sanctions list. Renting to a sanctioned individual can lead to serious legal consequences.

Tip: Ask your agent what referencing procedures they use. At Khalil Properties, every tenant is automatically screened against sanctions databases as part of our compliance-first approach.

3. Switching to holiday lettings?
Be ready: Airbnb and short-term stays are booming in Brighton this summer, but guests now expect hotel-standard quality and fast service. If you’re going DIY, that can be a lot to manage.

Tip: Our dedicated holiday lettings team handles everything from guest screening and pricing to housekeeping and reviews, maximising income with less stress.

4. EPC and licensing updates
coming: Further local licensing consultations and tougher EPC requirements are expected by autumn. If your property is rated D or lower,
it’s time to act.

Tip: We offer pre-market EPC reviews and upgrade advice. A few simple improvements could increase both your rating and your rental yield.

Whether you’re a seasoned landlord or just getting started, this summer is the time to tighten your strategy.
